house that needs work, etc, try to include as many details as possible,
especially about the repairs that will be needed. Don't be shy about the

details on any debts, taxes and liens owed on the property.

the owners of the property if there are more owners than just yourself.

or in probate, it would be good to know what
other relatives might be involved who would need to sign off for purposes of
providing a clear title.

Provide
the value that you feel the house would be worth on the retail market, if you
have no idea what that is, then you don't need to include it.

the asking price that you would like to receive from investors who can pay cash
for the property.

Buying
the house for cash is not the only option and in some cases an investor might
request to take the house "subject-to" the existing mortgage, if that is
possible. In cases where there is little or no equity in the property that may
be the only possibility for an investor to purchase. Short sales are also a
possibility in this scenario, though few investors will do them because of the
typical length of time and process involved in negotiating and waiting on doing
a deal with the bank.

If you
are selling a house that needs a fair amount of work to investors who buy
ugly houses, consider that investors will need to spend all of the amount
needed to repair the house to bring up to market condition, their holding costs
and then make a profit.

If you
are requesting an all cash offer, remember investors are in business "for
profit" and are not likely to offer you all cash at retail value. If that is
what you request, you will likely not get any offers for your property. If you
need to get full retail value for your house, you should consider whether you
have the time and ability to sell your house on the retail market, remembering
there are costs involved with that as well. Some typical costs might be seller
closings costs, buyer closing costs, commissions to Realtors, or advertising
costs, holding costs for the time your house is on the market, etc. It is not
unusual for the costs to be 10% of the sales price, but they will obviously vary
with every transaction.
