We Buy Houses

These investors are problem solvers, here to find solutions for that hard to sell house, that needs to go fast. Find investors that buy ugly houses that are not in marketable condition. We buy homes for cash and sell homes fast.

Here's some tips on requesting offers for your house and the process involved:

Submitting your house for sale to "1st We Buy Houses".

bullet

Submit the information on the house you would like to receive offers for.

bullet

If it's an ugly house, mold house, flood house, burn house, house that needs work, etc, try to include as many details as possible, especially about the repairs that will be needed. Don't be shy about the details, most of our investors specialize in buying houses in disrepair, so burn outs, mold houses, flood houses and ugly old houses, have a special attraction to them.

bullet

Include details on any debts, taxes and liens owed on the property.

bullet

Specify the owners of the property if there are more owners than just yourself.

bullet

If the house is an inheritance, or in probate, it would be good to know what other relatives might be involved who would need to sign off for purposes of providing a clear title.

bullet

Provide the value that you feel the house would be worth on the retail market, if you have no idea what that is, then you don't need to include it.

bullet

Provide the asking price that you would like to receive from investors who can pay cash for the property.

bullet

Buying the house for cash is not the only option and in some cases an investor might request to take the house "subject-to" the existing mortgage, if that is possible. In cases where there is little or no equity in the property that may be the only possibility for an investor to purchase. Short sales are also a possibility in this scenario, though few investors will do them because of the typical length of time and process involved in negotiating and waiting on doing a deal with the bank.

bullet

If you are selling a house that needs a fair amount of work to investors who buy ugly houses, consider that investors will need to spend all of the amount needed to repair the house to bring up to market condition, their holding costs and then make a profit.

bullet

If you are requesting an all cash offer, remember investors are in business "for profit" and are not likely to offer you all cash at retail value. If that is what you request, you will likely not get any offers for your property. If you need to get full retail value for your house, you should consider whether you have the time and ability to sell your house on the retail market, remembering there are costs involved with that as well. Some typical costs might be seller closings costs, buyer closing costs, commissions to Realtors, or advertising costs, holding costs for the time your house is on the market, etc. It is not unusual for the costs to be 10% of the sales price, but they will obviously vary with every transaction.

What happens after you submit the request to sell your house to 1st We Buy Houses?

bullet

As soon as you submit your request it is forwarded to our network of investors who buy houses and have subscribed to receive leads from those looking to sell their house.

bullet

There are investors in many, or most areas who are looking to purchase houses, but not every area. In some cases you may not receive any offer from investors and this could be because we do not have any investors within our network who want to purchase houses in your particular area. We are constantly working to expand our network and more investors are added daily.

bullet

Another reason someone may not be contacted by an investor to buy their house, is they have indicated they are not willing to take any discount from the retail value of the home, or any other concessions. If some time passes and you decide you might like to request a lower offers for your home, then you might consider resubmitting your form through our we buy houses page.
